Call a trade

Sacramento is a valley floor with hot, dry summers and winters wet enough to matter. The heat does not feel like coastal warmth. It builds through the afternoon and sits on stucco and shingles until late. A delta breeze reaches some blocks after dinner and never arrives on others, so two streets in the same city do not cool the same way. Winter turns. Rain soaks clay, tule fog can hold a cold damp morning, and the roofs and gutters that baked in August have to shed water. The house lives in both seasons, not in an average.

The central grid is older houses and bungalows under big street trees. Farther out, ranches sit on open lots with less shade and the same clay. Evaporative coolers still linger on some roofs beside, or instead of, refrigerated cooling. Heating is not a rumor once the wet season turns raw. Tree roots find sewer laterals. Gutters fill. Mosquitoes rise off rivers, ditches, and any irrigation that stands. Solar sees long brutal days and then a gray, wet stretch. A coastal maintenance calendar will be wrong here in both directions.

What fails is seasonal and specific. Shingles lose their face in the heat and leak at the first hard rain. Slab and yard drainage that seemed fine in September ponds in January. A condenser that was marginal in June gives up in a heat stretch. Wood windows that were open all summer swell and stick when the damp arrives. Baths in closed-up winter houses stay wet. The big trees that make the grid pleasant also drop limbs of debris and hold moisture against a roof.

Name the season and the neighborhood pattern when you call. A breezy evening lot and a still, hot one are different loads. An old bungalow under sycamores is not a new ranch on a bare lot. Pick the trade that matches the thing that broke, and describe both the summer bake and the winter wet if both are in play.
