More on Roofing

Roofing in San Diego is usually a tile story sitting in marine air. Clay and concrete tile shed rain while the underlayment, the hips, and the flashing do the real work, and those parts live in salt and in morning damp. When the layer lifts, the sun finishes whatever the moisture started. Beach-close roofs also take wind that drives water uphill under the tile. A mesa roof may dry faster and still share the same tile details, the same mortar or metal ridges, and the same habit of looking fine from the sidewalk.

Do not judge the roof by the tiles that have not slid off. Cracked hips, loose ridge pieces, rusted valley metal, and felt that has turned brittle are the usual findings. Fasteners and flashings pit. Pipe boots crack. A low-slope porch or an addition with a different surface fails at the tie-in, not in the pretty field. Leaf litter and bird debris hold damp against the tile on the shady slope. If irrigation sprays the eave every morning, that edge stays wet in a city that is supposed to be dry. Look there before you talk about replacing every tile.

Inside clues matter because the leak path under tile can travel. A stain far from the wet spot on the roof is normal. Attic wood that looks tea-stained, a soft deck near a hip, or grit and broken tile pieces in the gutters tell you the surface is moving. Wind off the water will test any edge that heat and salt already loosened. Coatings and quick patches on top of tile do not rebuild the underlayment. If the felt is done, the tiles are only a lid on a tired roof.

Call with the material you can see and the symptoms you cannot ignore. Mention salt air, morning gray, or a site that clears early. Note stains, broken field tile, rusty metal, or a flat section that ponds. The work has to respect marine air and tile, not a shingle plan written for a hotter, drier valley.
