Call a trade

Charleston stands on the South Carolina coast, between the Ashley and the Cooper, with the harbor on one side and marsh on the others. Salt air is not a seasoning here. It is the climate. Hurricanes and lesser tropical blows are part of the year, and so is rain that arrives sideways. The peninsula holds single houses, piazzas, and raised foundations that flood from the street up. West Ashley, James Island, Johns Island, Mount Pleasant, Daniel Island, and Summerville each sit a different distance from that salt and that water. None of them is a mountain valley, and none of them gets a real winter.

A rare freeze is a nuisance. The ordinary damage is corrosion, wood rot, wind-driven rain, and a water table high enough that basements are not the local habit. Live oaks and palmettos shade some roofs and drop limbs into others. Pluff mud and saturated yards keep crawl spaces damp under raised cottages. Farther inland toward Summerville the pines take over and the salt eases, but the hurricane rain does not. A call about this city should sound like the coast. If it sounds like ice and ridgelines, it is the wrong Charleston.

People here call about a condenser crusted white, a sash that will not move, a roof edge that lifted, a bath floor gone soft, swarmers at a porch light, and a policy page that treats wind and rising water as separate ideas. Historic fabric on the peninsula and newer slabs in the outer neighborhoods fail on different schedules. The harbor humidity does not take a month off. Waiting for a dry season is not a plan this latitude offers.

Know which side of the rivers you are on, and know whether the problem is wind, floodwater, rot, or something that simply wore out in the salt. For a policy question, have the declarations sheet and the deductible, and know if the loss is water from the street or a hole in the roof. For a house question, know if you can shut the main. Photos of lifted shingles or a wet crawl help once a person is listening.

Charleston will stay humid after the blow passes and salty after the sun returns. Pick the trade and call.
