Call a trade

Phoenix does not cool off when the sun drops, and that is the fact the house has to live with. The Valley holds heat in the pavement, the block walls, and the attic, so a June night can feel nearly as mean as the afternoon. Monsoon is a short second season of dust and a hard brief rain, not the climate itself. Winter is mild, bright, and useless as a test of heating. If you treat this city like Tucson, you will expect a night recovery that the urban core often refuses to give you.

The housing is mostly single-story block or frame, stucco outside, tile or foam on top, slab below. Older central neighborhoods such as Encanto and the streets near the canals still mix flat roofs, citrus, and lawns. Sunnyslope and Maryvale carry block houses with tired equipment and west windows. Ahwatukee and the outer tracts look newer and fail in the same sun. Arcadia yards hide mature trees whose roots find sewer lines. Pools, block fences, and a condenser sitting in full exposure are ordinary, not extras.

What fails here fails from heat, ultraviolet light, hard water, and dust. Underlayment dries out under tile that still looks fine. Air handlers in attics cook. Condensate lines clog and stain a ceiling that the roof did not leak. Window seals die on west glass. Water heaters scale up. A haboob loads every filter, then a ten-minute rain finds the flat roof and the window track. Scorpions use the block. Roof rats use the citrus. None of that is a mountain problem and none of it is a mild coastal problem.

Say the symptom in plain words. The house will not stay cool, the ceiling is wet, the west room is unbearable, something is living in the wall, or the water heater quit. If a policy question is mixed in, have the deductible and the dwelling limit. If the roof is involved, know whether you are looking at tile, foam, or an old flat roof. The city is already Phoenix. The missing piece is the trade.

Pick the failure that is in front of you, not a project you saw somewhere greener. The Valley will test the same house again tomorrow afternoon. Pick the trade and call.
