More on Windows

Windows in Tucson have to handle a hard sun, a real monsoon, and nights that actually cool down. That last part changes the complaint. The afternoon west room still overheats, but the morning can be cool enough that a leaky frame or a single pane feels drafty in January, especially in the foothills. Adobe and thick masonry openings are not standard tract holes. They are deep, sometimes out of square, and finished in plaster that cracks if the new unit is forced. Tract houses on the edges behave more like ordinary stucco, and still take wind-driven rain at the sill.

Say what is wrong. Fog between panes, a wood or steel frame that is soft, a shutter or a screen packed with dust, or water on the stool after a storm. One bad opening in a barrio house can be an odd size. A whole west wall of sliders in a newer house is a count and a direction. Say whether you want the thick-wall look kept, because a full-frame replacement in adobe is a different craft from an insert in a tract wall. Inserts that leave a rotten sill in place will leak again on the next sideways rain.

Ask how the sill sheds water and how the flashing ties to whatever weather barrier is there. Many older walls do not have the wrap a new tract wall has, so the detail matters more, not less. Ask who patches plaster or stucco inside and out. Ask what fills the gap around the frame so dust and monsoon air do not pour through. Hardware that will not lock is not automatically a full replacement. A soft frame is.

Do not frame the call as a bill reduction. Frame it as sun, dust, and wind-driven rain on the openings you actually have. Name the count, the rooms, and whether the walls are adobe-thick or standard frame. Call the number on this page.
