Call a trade

Tucson sits higher than the Valley, drops its nights harder, and treats the monsoon as a main event rather than an interruption. June is still a dry furnace, but after sunset the desert around the city lets heat go in a way central Phoenix often does not. Then July brings wind, dust, and rain that blows sideways under tile. Winter is bright and mostly mild, with cold nights in the foothills that can freeze a hose bib the Valley shrugs off. The house is a Sonoran house with a real storm season.

The buildings tell on themselves. Barrio and central blocks still use thick adobe or masonry, parapets, and small openings. Sam Hughes and the university streets mix older bungalows with tired coolers on the roof. The foothills step up into larger houses, tile, and slopes that throw water at the lot below. The west side and the newer edges look more like tract stucco, but the monsoon does not care. Evaporative coolers remain common on older roofs. Refrigerated cooling is there too, and the choice between them is a Tucson argument, not a Phoenix assumption.

What hurts a house here is sun on the roof, wind-driven rain, caliche, and pack rats that want the same shady corners you do. Underlayment under tile gives up before the tiles look bad. Flat roofs with canales hold water against stucco. Cooler curbs leak into ceilings. Hard water scales heaters. Winter mornings in the foothills can surprise an exposed pipe. Dust and microbursts are part of the season, not a rare headline. Grade that points at the house will prove it the first time a cell sits overhead.

Say which part of the city the house is in only because a foothill freeze is not a barrio flat-roof leak. Then say the failure. Hot at night or only in the late afternoon, wet after wind, something in the attic, a yard cutting a channel toward the door. If a policy is part of it, have the deductible. The town is Tucson. The trade is the part you still have to name.

Do not borrow a Valley script about nights that never cool, and do not borrow a mountain script about snow load. This city has its own test. Pick the trade and call.
