More on HVAC

HVAC in Miami runs, and then it runs some more. There is no honest heating season to rest the equipment. Salt air is the second job site. Fins pit, lugs corrode, and a disconnect on the side of a beach or bay house can look ancient while the compressor is only part of the story. Humidity is the third job. A system that drops the thermostat and leaves the room clammy is not doing the work this climate demands. Start with no cooling, weak cooling, or a unit that is simply rotting outside.

Where the equipment sits changes the failure. A condenser in a side yard a few blocks from the bay eats salt. A condenser on a roof deck eats salt and sun together. A closet air handler in a block house bakes, and its condensate line grows algae until the float switch cuts the system or the pan overflows down the wall. A tower may be a different setup entirely, with equipment you do not own in the same way. Say which building you are in before anyone assumes a backyard condenser.

Tell the truth about what you already know. Is the indoor coil frozen. Did a pan overflow. Is the filter packed. Is the outdoor unit caked and noisy. Those answers stop a simple airflow problem from being described as a dead compressor. If replacement is the subject, ask whether indoor and outdoor equipment are matched and whether the ducts, if you have them, leak into a hot attic. Copying the old size without looking at the house is how rooms stay clammy.

Heating is rarely why Miami calls, but if the system is blowing warm when it should cool, or a breaker will not hold, say that. Storm wind that soaked a condenser is not the same as flood water that rose through the floor. Keep the policy, the deductible, and any claim on their own track. You need the symptom and the exposure, not a speech. Call the number on this page.
