Florida is a wet peninsula, and the house on it never gets a neutral year. The Atlantic side takes salt and a long fetch of wind. The Gulf side builds thunder and shoves it inland by afternoon. The interior bakes, then a single storm fills a swale. South of the big lake the nights stay warm. Toward the state line a morning can frost the lawn and still be mild by lunch. A dune detail does not belong on an interior lot.

What fails is usually hidden. The shingle color holds while the underlayment cooks. Tile sits pretty while the fasteners rust. A window looks closed and still feeds rain onto the sill. The air conditioner runs so many hours that algae in the drain line becomes a ceiling stain. Termites work soil contact and attic wood, and they do not take a winter off. Supply pipe vanishes in the slab. A bath fan that dumps into the attic is not ventilation. Irrigation keeps turf alive until a rainy week drowns it.

Insurance is a separate call from the repair. Bring the policy, the deductible, and whatever you know about a claim already opened. Wind and flood are different. The same storm can peel a roof and push water through a door, and those results do not live in the same paperwork. Ask whether the wind deductible differs from the deductible for other damage, and whether flood sits outside the homeowners policy. Have the address and the roof age. This call does not promise an outcome. It starts from the paper you hold.

Match the trade to the failure you can point at. Roofing for wind, sun, and flashing that has quit. Windows for heat, driven rain, and salt on the hardware. Bathroom remodeling when the wet wall is soft behind the tile. HVAC when the house is cool and still clammy, or the outdoor unit is rotting. Pest control when trim or attic wood shows evidence. Plumbing for a slab, a drain, or a water heater. Landscaping when turf, trees, and irrigation fight the rain. Solar only after the roof can carry hardware through wind and sun. Name the city. Pick the trade and call.
