More on Plumbing

Plumbing in Orlando is slab-on-sand, tree roots, and drains that meet sudden rain. Supply leaks under the slab show up as a warm tile, a sound you cannot place, or a wet patch that does not match any fixture. Older shaded houses add cast iron and roots from oaks that have been in the yard longer than the water heater. Newer houses add long irrigation systems that must not be confused with the drinking supply. Start with leak, drain, backup, or heater.

A cable clears a clog. It does not rebuild a belly or a broken lateral. After one of those inland downpours, a line that was slow becomes a backup at the lowest shower because the ground is saturated and the yard water has nowhere to go. That can be a drain problem or a grading problem, and you should say whether the water came up from the fixture or in from the patio door. Those are different trades and different paperwork if a claim is involved.

Water heaters sit in garages and closets. Say whether yours is gas or electric, tank or tankless, and whether it is leaking, noisy, or simply without hot water. Ask if replacement includes the pan, the discharge piping, the shutoff, and haul-away. Hard scale shows up in some of this water and shortens heater life. If you know you have older gray plastic supply lines, say that, because those fittings have a habit of letting go without much warning.

Do not rename flood as plumbing. Water from a pond, a lake, or a swale that entered at the door is not a pipe. A burst supply is not flood. Rain through a roof leak is not a sewer call. Your policy, deductible, and claim are separate from the repair. Tell the truth about where the water first appeared. Call the number on this page.
