Call a trade

Detroit houses live in a loop of freeze, thaw, and freeze again. Brick takes on water, mortar dusts the stoop, and a quiet fall roof stains when the first warm afternoon lets the ice go. Plaster, wood sashes, and basements hold that weather. The season already wrote the list. Name the trade that matches the damage you can see, and call before the next swing repeats it.

A lot of the city is older housing on close lots. Brick bungalows, frame houses, and a later addition out back each fail in their own way. Plaster cracks where clay has shifted the foundation. A low roof holds ice in the valley against the original wall. Galvanized supply lines and cast iron drains are still in plenty of basements, and the shutoff you have not turned in years is the one a cold night will demand.

Summer does not give the house a rest. Humid air off the river sits in attics and upstairs rooms. Tired cooling runs while the same walls that iced up in winter now sweat. Ants follow the moisture. Mice came in when the first cold found a gap at the sill. Clay that pitches the wrong way sends hard rain straight at the basement. None of that is unusual here. It is the reason to call.

Say Detroit, the trade, and what failed. A ceiling drip is not a furnace that will not light. A fogged sash is not a question about the deductible on your policy. Have a photo if you can take one without climbing. Know the main water shutoff before you need it. If the loss may become a claim, leave the torn shingle and the wet plaster in place until someone has looked.

A long mild week is not coming to save the opening, the pipe, or the flashing. Freeze returns. Thaw returns. Match the call to the room, the roof, or the policy in front of you. Pick the trade and call.
