More on Windows

Windows in Portland fail by staying wet. Wood bungalow sashes take rain on the sill for months, and the stool and the trim go soft before the glass looks dramatic. West-hills openings take wind-driven rain in the face. East-side windows get a little more sun and still rot when the head flashing is lazy. Single glass and tired ropes are ordinary, not charming, once the room cannot close against a storm. Count the bad openings before one rotten sill becomes a whole-wall order.

Full-frame work is the honest path when the sill is punky. Insert work is fair when the frame is sound and square, which many of these openings are not. Feel the wood at the corners, not just the paint. A new unit on a rotten sill is the same leak with cleaner glass. Ask how the sill sheds water and what fills the gap in a thick old wall. A bead of sealant will not stop a winter of rain at a meeting rail that misses.

Do not replace the calm side of the house because one elevation stains. Note which rooms face the weather, a porch roof that dumps on the head, or a fir that keeps the wall in shade. Fog between panes, a sash that will not stay up, and a stool that crumbles are different symptoms. Say which ones you have. Whole-unit specs are a comparison, not a promise the house will use less of anything.

If a claim is open, photograph the soft trim and the stained interior before anyone scrapes and paints. Ask for a set that can be flashed and closed in a dry stretch, not a project that leaves the wall open into a wet week. Leave the opening weathertight the same day.

Say how many windows, which rooms, and whether the sills are soft. Name the part of Portland and which wall takes the rain. Have the deductible only if the policy is already in the conversation. The next wet month will find the same stool. Call the number on this page.
