Roofing by city

Roofing in California has to answer more than one sky. Along the fog belt, roofs stay damp, drains clog, and flat or low surfaces hold water against the house for days. Under a southern marine layer, tile is common and the trouble often hides in dried underlayment, tired hips, and flashing that has taken salt air. Inland and down the central valley, sun bakes composition surfaces until the mineral face thins, then the wet season arrives and finds every open seam. A roof that is calm in one setting can fail in another.

The shape of the roof follows the house. Bay and older coastal city houses often carry flat or gently sloped roofs, parapets, and decks that double as outdoor rooms. Southern bungalows and stucco houses carry tile, composition, or a mix where an addition changed the plane. Valley ranches tend toward broad composition fields with brutal attic heat underneath and penetrations for vents and cooling lines. Hill houses add valleys, dead-end corners, and flashing that has to turn in several directions. If you describe only the color of the surface, you have not described the roof.

What fails is local. Fog keeps wood edges, felt, and seams wet long enough to soften them. Salt air works on metal edges and fasteners closer to the ocean. Hard sun cooks sealant and shingles far from the water. Winter rain, where it actually falls in volume, is the test that shows whether summer damage mattered. Wind off a canyon or across an open valley floor lifts edges that looked stuck in calm weather. Gutters and valleys packed with leaves matter as much as the open field when mature trees stand over the house.

Look from the ground and from the attic if you can do it safely. Note tile, composition, wood, or a flat membrane. Note stains inside, grit in the gutter, a soft feel in a deck, or a bright gap at a pipe or a skylight. Note whether the house sits in fog, marine air, or full inland sun, and whether the wet season has started. Those facts steer the work. A patch that ignores the climate only resets the clock until the next hard week.
